Crystal Windows Supplies New Fenestration for Major Cincinnati Revitalization Project
- Iconic Vernon Manor Hotel Renovated For New Use -

Crystal celebrates 20th year anniversary FLUSHING, NY, July 18, 2011 - Crystal Window & Door Systems, the award winning national manufacturer, has completed the shipment of approximately 2,000 new windows to supply the major rehabilitation of the historic Vernon Manor Hotel in the Avondale neighborhood of Cincinnati, OH. The Crystal Series 2100 commercial aluminum fixed picture windows, selected due to their energy efficiency, aesthetics and strength, were specially configured for the project to replicate the original appearance of the iconic hotel. The adaptive renovation effort will convert the building into 171,000-ft2 of administrative offices for the Children?s Hospital Medical Center of Cincinnati.

Crystal was approached to supply windows for the project by Cincinnati?s largest privately held glazing and fenestration installer, Andy's Mirror & Glass Company. "I had worked with Andy?s on other local projects, so the installer knew the quality of Crystal?s products and our design and customization capabilities, said Mick Rieser, sales representative and Crystal?s project manager for the Vernon Manor renovation. Winning the bid, Crystal began supplying windows to the Vernon Manor project in December 2010.

Built in 1924, Vernon Manor Hotel has had many lives. Originally an upscale hotel with 177 rooms, vibrant restaurant and bar facilities and residential suites for wealthy retirees, its elite guests included US Presidents Kennedy and Johnson, and famous musicians such as The Beatles and Bob Dylan. During the 1970s, the property fell victim to the declining neighborhood, changing demographics and general disrepair, and was purchased and renovated as a business class hotel. The Vernon Manor Hotel closed for good in March 2009 due to continued deteriorating market conditions. Proposals to convert the hotel into low-income housing, already over-abundant in the area, were dismissed by the community in favor of a development plan creating office space for Children?s Hospital Medical Center of Cincinnati. This will allow the institution to move its back office operations to the new space and create room for at least 600 new research and clinical jobs at its main campus. The property?s new owner is Vernon Manor Offices, LLC, a partnership of developer Al. Neyer, Inc. and investor group REEAAL, LLC.

The design and specifications of the conversion of the hotel space to administrative space called for fixed picture (non-operable) windows in approximately 1,000 openings. The window openings in the original building fa?ade were arranged in side-by-side pairs and each original opening was fitted with a large single-pane wood frame double-hung window. For the renovation work, Crystal used two of its versatile Series 2100 commercial aluminum windows stacked one atop the other in each opening, and a special unique technique of alternating frame and sash orientation that replicated the appearance of the original double-hung windows. Crystal also provided special exterior panning and interior trim systems to ensure an historic look, properly weather protect the original opening wood frames left in place and provide a modern new interior finish.

The Crystal Series 2100 aluminum fixed picture windows feature 3-1/4" aluminum frames and 7/8" dual pane insulating glass units with Solarban 60 Low E coating for additional energy efficiency. The Series 2100 window has been independently tested to national standards and received an AAMA rating of F-HC50/HC60. The aluminum window frames were finished in powder coat paint in a custom Seawolf Beige color that complies with AAMA 2604 durability standards.
