Crystal has supplied several major building projects in the area, including the renovation of the LIRR historic main headquarters and terminal building. Having completed several highly successful prior projects with the developer, Crystal’s wide array of value engineering and design customization services, as well as its broad product line made the fenestration manufacturer a natural choice for Alvista Towers.  Working with the architect and developer team, Crystal offered window and glass specification options to efficiently meet the complex design criteria. “Because of the location so close to the LIRR train station and train lines operating 24 hours a day, the Crystal window products had to meet noise reduction as well as energy efficiency requirements,” said Crystal project manager and sales executive James Yang.  “While Crystal supplied its own IGUs for the upper part of the building, for the lower floors closest to the trains, we worked with a special glass supplier to provide custom laminated, dual-pane, insulated glass units (IGUs)that achieved the sound abatement design specs required. The laminated IGUs were incorporated in our heavy commercial window frames, providing strength, durability, and noise reduction all with a modern, contemporary architectural style.” Crystal supplied 1,940 of its aluminum Series 5600 Sliding Window and Series 5100 Fixed Picture Window along with louvers for space conditioning PTAC units in a variety of configurations for expansive views.  In most instances, a large sliding window was vertically mulled with a combination fixed window and PTAC unit below.  In some cases, a large 3-lite slider was stacked atop a master frame combining a PTAC louver, flanked by two fixed windows.  The window combinations filled huge openings, some as large as 7 feet wide by 9 feet tall. The Series 5600 Sliding Window used on the project in both 2-lite and 3-lite styles and the complementary Series 5100 Fixed Picture Window feature heavy-duty construction, 3-¼” frame depth, and a 1” IGU pocket.  For ease of operation, the Series 5600 Sliding Window has continuous full height sash clip lock pull rails, dual stainless-steel sash rollers, and a stainless-steel reinforced frame roller track.  It is AAMA rated HS-AW 40/HS-AW 50.  The Series 5100 Fixed Picture Window has an outstanding AW-PG100 AAMA rating.  The Series 5100 was used in the Alvista project as both a standalone unit and with a continuous head and sill master frame option to combine it with PTAC louvers. Crystal Windows supplied nearly 2,000 new energy-efficient aluminum windows for expansive openings at the new Alvista Towers project in Queens, NY.  For the project, which is adjacent to a major railway transportation hub, Crystal customized insulated glass units for its Series 5600/5100 windows to minimize noise for residents while achieving great energy performance. Longtime supplier to Crystal, Reliable of Geneva, AL provided its AEL-42 Type 7116 louver for the project.  Crystal factory-installed the louver units into the Series 5100 master frames. Part of Crystal’s broad network of suppliers, Solar Seal of South Easton, MA, worked with Crystal to provide the custom-ordered laminated pane insulated glass units (IGUs) for Alvista Towers.  To provide sound abatement for floors 2 through 11, the Solar Seal-supplied IGUs were fabricated with a laminated interior light as well as a dissimilar thickness tempered exterior pane. The custom IGUs attained the specified OITC 28 sound reduction performance.  For the upper floors where sound reduction was less critical, Crystal fabricated its own IGUsusing dissimilar thickness interior and exterior panes.  For enhanced thermal performance, all IGUs utilized Vitro Solarban 60 Low-E coated glass and Argon gas filling. In compliance with New York City Department of Health regulations, Crystal supplied each operable window with approved sash stops, limiting openings to 4” for safety.  Crystal also provided a wide range of installation and finishing accessories, such as stack mullions and covers, anchor clips and angles, and snap trim. On select floors, the design called for terrace doors to access outside areas.  Crystal supplied 16 of its aluminum Series 1450 Outswing Terrace Door, which feature 3-¼” frame depth, a 1-¼” glazing pocket, dual pane IGUs, insulated strut thermal break, and multi-point locking system.  The Series 1450 Outswing Terrace Door is AAMA rated AW-PG75. Crystal Introduces Sound Reduction Acoustic Casement Window

-Series AC85 Window Provides Solution for High Noise Locations- QUEENS, NY, September 12, 2019 –National manufacturer Crystal Window & Door Systems, based in New York City, has added an outstanding sound reduction window– the AC85 Acoustic Casement Window– to its ever-growing product line.  The Crystal AC85Acoustic Casement Window delivers superior sound attenuation and is increasingly popular in buildings situated near airports, rail lines, highways, heavy-traffic city streets, or other demanding high-noise locations. The aluminum frame Crystal AC85 Acoustic Window is available in either the combined in-swing/out-swing casement or fixed window styles.  The heavy-duty aluminum 7-⅞” depth thermally-broken master frame window features a dual-sash configuration (the interior sash opening in and the exterior sash opening out) capable of delivering impressive acoustical sound reduction ratings of STC 57 and OITC 46   STC (Sound Transmission Class) and OITC (Outdoor-Indoor Transmission Class) are standardized measures of the window’s ability to reduce sounds transmitted through it when closed and locked.  The STC rating number roughly reflects the decibel reduction in noise that a partition can provide.  OITC is a similar but much newer and less established sound reduction evaluation scale which covers different frequency ranges from STC ratings. A higher STC value means greater sound reduction or blocking ability.  Since the STC is logarithmic, even a small increase in STC value means a significant increase in noise reduction.  Typical STC ratings for a basic single-pane window are about 27 and for a double-glazed window, 26-37.  An 8” cinder block wall with insulation and drywall have been STC rated at 54.  The Crystal AC85 Acoustic Casement Window comes in with an even higher STC 57 rating. The Crystal AC85 Acoustic Casement Window dual sashes each have a 1-¼” glazing pocket which accepts double or triple pane insulated glass units.  With appropriate glass, Low-E coatings, and argon filling options, notable U-values of 0.28 are achieved. Multipoint sash locks actuated by a sleek, modern design brushed chrome finish handle assure a tight and secure closed seal.  Sash opening limit devices and screens are available.  A variety of standard and custom color durable finishes for the window are available in either the standard AAMA 2604 or the optional AAMA 2605powder coat environmentally sustainable paint finishes. To facilitate installations, an assortment of Crystal’s accessories such as mullions, receptors, and subsill systems are available.  The AC85 master frame can also be mated with factory-installed PTAC louvers, perfect for multi-family housing, hotel, or other new construction or renovation projects.

New One Flushing Housing Development Uses Crystal’s Energy Efficient Heavy-Commercial Vinyl Windows

Major NYC Affordable Housing Project Uses Over 1,500 Crystal Magnus Products- FLUSHING, NY, June 27, 2019 – Crystal Window & Door Systems, the award-winning national manufacturer, supplied 1,532 state-of-the-art heavy-commercial vinyl windows for the recently completed One Flushing project.  This development represents one of the largest uses to date of the new Crystal uPVC Magnus Series 4500 products.  The Magnus architecturally-rated European-inspired vinyl windows provide the strength and durability of high-end aluminum windows yet offer superior energy efficiency and low maintenance associated with vinyl window technology. One Flushing is a multi-generational affordable and senior housing development with 231 apartments.  The rental units range from studio to 3 bedrooms and are set aside for defined income bracket tenants.  A massive 10-story building with 400 feet of frontage, One Flushing is located at 133-45 41st Avenue in the Flushing neighborhood of Queens.  While one building, the structure used a “sawtooth” offset facade and both light and dark grey textured face brick to break up the monolithic appearance and give the aesthetic illusion of multiple buildings. For the project, Crystal provided a total of 533 Magnus Series 4500 In-Swing Casement and 999 Magnus Series 4500 Fixed Picture windows as well as 418 louver panels to fill the building’s 621 large window openings.  In most openings (some as large as 87” wide by 83” tall), a triple combination of a casement window, a fixed window, and a louver were incorporated in one master frame.  In other openings, double units of either a casement or fixed window were combined with a louver. The Crystal Magnus Series 4500 In-Swing Casement window features tight compression sealing frame and sash technology with strong uPVC materials and fusion-welded corners.  Since One Flushing was a new construction rather than a window replacement project, the 2-⅜” depth frame instead of the 3-¼” was specified.  The window has an outstanding AW-PG70 AAMA rating.  The Series 4500 In-Swing Casement window also features top quality hardware and multi-point locks.  To accommodate the building’s senior tenants, all the Magnus operating handles were specially located on the window at 44-46” above the floor.  Per New York City multi-family building requirements, the window’s in-swing opening was limited to 4” for safety by a Crystal optional sash stop device. Crystal Windows supplied its Magnus Series 4500 uPVC Commercial Vinyl Windows for the new One Flushing residential complex in Queens, NY.  Recently introduced by Crystal, these strong, elegant, energy efficient windows have U-values of 0.29 and sound attenuation values of OITC34 / STC 40. The project also made extensive use of the Crystal Magnus 4500 Fixed Picture window.  Like the Magnus 4500 Casement window, the fixed window was also a 2-⅜” jamb depth strong energy efficient fusion-welded corner uPVC vinyl model.  The 4500 picture windows were glazed with either insulated glass units or PTAC louvers. Glass glazing for both the Magnus 4500 Fixed Picture and Casement windows consisted of a double pane 1-¼” insulated glass unit (IGU).  For energy efficiency, safety, and sound attenuation in the busy urban location, Solarban 60 low-E ¼” exterior lights, ¼” laminated interior lights, and Argon gas filling were specified for the IGUs which were fabricated and supplied by Vitro Architectural Glass. With this IGU glazing system and its vinyl sashes and frames, the Crystal Magnus Series 4500 In-SwingCasement provides a remarkable U-value of 0.29, which far surpasses that of most aluminum windows that would typically be used on a project such as this.  Also, the use of IGUs with laminated glass and vinyl materials provide great OITC 34/STC 40 sound reduction for the building tenants. Over 400 of the Magnus 4500 Fixed Picture windows were outfitted with PTAC louver systems rather than IGUs.  The model AEL-42 Type 7116 louver units with a black finish were manufactured by Reliable Products of Geneva, AL.  Crystal sourced the louvers for the project and factory-installed them into the Series 4500 window frames. All the window and frame exterior faces were finished in either the standard white extruded color, or an optional red or black-brown colorfoil. To accommodate the architect’s desire to set the windows in the building openings toward the exterior facade, Crystal developed a unique innovation to facilitate the installation.  A special design T-angle anchor to bridge the building walls’ brick and block gap while acting as a strong, level sill support platform for the window was custom fabricated by Crystal Windows’ extrusion subsidiary.  In addition, special slide-in clip strap anchors and special aluminum sill covers were used to securely and permanently install the window systems. The One Flushing design architect was Bernheimer Architecture of Brooklyn, NY, and the project’s executive architect was SLCE Architects of New York, NY. Steven Winter Associates of New York, NY, provided energy and environmental consulting services for the project.  Monadnock Development was the general contractor, and the owner selected by the NYC Department of Housing Preservation and Development (HPD) is One Flushing MM, LLC, a partnership of Monadnock and community organizations Hellenic American Neighborhood Action Committee (HANAC) and Asian Americans for Equality AAFE. Additional fenestration for the ground floor retail space glazing and building entranceways was fabricated by Gamco Corporation of Flushing, NY using YKK storefront systems.  Vista Skywall Systems of Flushing, NY handled all the building’s fenestration installation work. One Flushing is located directly in the heart of the Flushing shopping district adjacent to the LIRR station and two blocks from the #7 MTA Main Street subway station.  The new building offers numerous amenities including 24-hour doorman, gym, 156-space underground garage, 29,000-ft2 of ground floor retail space, and a 134kW solar array.  In addition, tenants enjoy rooftop terraces, community rooms, rear yard outdoor spaces and a rooftop residents’ vegetable garden.  Catering to the building’s senior population, a variety of specialized services will be offered on site.

Major New York City Replacement Project Uses Crystal Windows

-National Manufacturer Supplies Nearly 14,000 Windows for Windsor Park Co-Op – FLUSHING, NY, February 28, 2019 –Crystal Window & Door Systems, the national manufacturer based in Queens, NY, is nearing completion of one of the largest window replacement projects in the City of New York.  Crystal has successfully supplied nearly14,000 energy efficient replacement windows for the sprawling Windsor Park Co-Op complex.  Windsor Park Co-Op encompasses 20 six-story apartment buildings spread over 46 park-like acres in the Oakland Gardens section of Queens, NY.  Windsor Park has 1,830 apartments of various sizes and is home to over 5,000 residents.  The window replacement work, one of the largest in the region at this time, began in late 2017 and is scheduled for completion within the next few weeks.  All the window replacement work was accomplished while apartments remained occupied, always a challenging effort. “Crystal was delighted to join with our installation partner Ecker Windows to provide the residents of Windsor Park with new energy efficient windows,” said Jimmy Zhou, Crystal’s Senior Account Manager for the project.  “This 14,000-window project demonstrates Crystal’s ability to effectively supply major multi-year, very large quantity window projects.  While Crystal has furnished windows for numerous other large-scale projects, such as Lefrak City in Queens, and Harbor Point in Stamford, CT, this one was particularly satisfying since it is so close to our factory and is home for some of our employees.” The Crystal Series 2600 aluminum double-hung was the predominant window used for the project.  The 3-¼” frame depth window has tilting sashes, a ⅞” insulated glass unit (IGU) pocket and is AAMA rated CW-PG50/HC50.A strong proven weather-resistant energy-efficient window, the Series 2600 features a deep sill pocket, three layers of sill weatherstripping, a continuous full-width bottom lift rail clip lock, and a continuous full-width variation of the standard anti-drift head clip lock. For increased energy efficiency, the double-pane insulated glass units used double-strength thickness Vitro Solarban 60 and clear glass with argon gas filling.  Bathroom windows were specified with obscure glass. Crystal Windows supplied nearly 14,000 new energy efficient aluminum windows for Windsor Park Co-Op Apartments in Queens, NY.  Special oriel style windows and insulated panels accommodated new air conditioning units while ensuring weather-tightness, security, and a uniform appearance of the 20 six-story buildings in the complex. While most of the Series 2600 windows were ordered as single units, several thousand were specified as side-by-side twin units, which utilized the model line’s continuous master frame option.  Part of the project featured several hundred quadruple and quintuple horizontally combined units using mulled Series 2600 windows.  For easy operation, most of the bottom sashes were equipped with Ultra-Lift block-and-tackle balances. In addition to the Crystal Series 2600, the building basement window replacements also used over 300 Crystal aluminum Series 2300 2-light sliding and Series 8530 project-in hopper windows.  The basement windows were specified with dual-pane tempered IGU glass. To facilitate installation, the windows were ordered with 2” perimeter face flange (casement fin) frames.  Crystal also supplied matching clips and snap trim to aid the new window installation process.  All the windows and exposed installation accessories were finished in Crystal’s standard AAMA 2604 durability bronze color powder coat paint. A key factor in selecting the supplier and installer for the Windsor Park window replacement project was how the new windows would accommodate several thousand new window air-conditioning units.  The Windsor Park Co-Op Board was seeking to have all the new air-conditioning units installed in a common fashion to provide a uniform and attractive exterior appearance for all the buildings in the complex. The window installer Ecker Windows and Crystal partnered on an inventive solution.  Crystal fabricated the windows that would have air-conditioning units, whether single or in twin combinations, in an oriel style. The oriel style windows had a standard height size top sash but a dramatically shorter bottom sash which with the sashes closed left an open gap in the lower portion of the master window frame.  The installer specially adapted the oriel windows and supplied insulated panels cut perfectly to fill the open gaps and fit the new air-conditioning units.  This innovative solution provides a uniform meeting rail look for all the windows and allows the shorter lower oriel sash to be locked closed, providing both security and weather-tightness. The Windsor Park window replacement work is part of a major $22 million capital improvement effort undertaken by the Co-Op Association.  Besides new windows, the multi-year, multi-phase project includes new window air conditioning units, elevators, intercoms, and pool and tennis complex improvements. Owners of the property, the Windsor Park Co-Op Association, retains AkamLiving Services of New York City as its property manager, and its subsidiary PMG Project Management Group, also of New York City, as overall project manager for the capital improvements.  Engineering services for the window replacement work was provided by Lawless & Mangione Architects & Engineers of Yonkers, NY.  One of the New York area’s largest and most experienced fenestration firms, Ecker Windows of Yonkers, NY, is the window installer for the massive project.
