The renovation work for the 1960s-1970s era original brick façade buildings included extensive interior and exterior work, the complete resurfacing of the buildings’ façades and the replacement of all windows. The two 6-story buildings dedicated to senior housing are The Wetmore Building located at 31 Early Street and The Petrone Building located at 39 Early Street in Morristown, NJ. A mainstay of the Crystal commercial line, the Series 2000A is a thermally-broken aluminum tilt-in sash double-hung window. The 3-¼” frame depth window features equal sightlines, a sloped sill, and a solid AAMA structural rating of CW-PG50. Other features include an ergonomic curved easy use sash lift rail and anti-drift head clip lock, which automatically locks the top sash in the closed position, assuring safety, security, and a weathertight seal. The Crystal 2000A is available as a single unit and, with a continuous master frame, double and triple units, some of which were used for the Morristown project. For the Morristown project, Crystal also supplied the Series 2100 thermally-broken aluminum fixed picture window. This 3-¼” frame depth window is AAMA rated CW-PG60. The Series 2100 is also available as a single unit, or double and triple units using a continuous master frame. To complement the building’s new modern façade, all the windows were finished in durable environmentally sustainable AAMA 2604 simulated anodized silver powder coat paint. In addition to the Series 2000A and 2100 windows, Crystal sourced, supplied and factory installed in window frames 248 insulated panels in lieu of window glass. With each of the Series 2100 triple window units for The Petrone Building, the center panel was left open to accept an HVAC unit and the two flankers were glazed with a ⅞” thermal insulated panel. All of The Petrone Building’s Series 2000A double-hung windows were mulled atop Series 2100 fixed windows glazed with a ⅞” thick insulated panel. The special insulated panels were supplied by A-Porcel of the Bronx, NY, and featured a stucco exterior finish in AAMA 2604 simulated anodized silver powder coat paint to match the window frames. For all the vision glass window units, ⅞” double-pane insulated glass units (IGUs) with Intercept warm-edge spacers were installed. For additional thermal efficiency and safety, Vitro Solarban SB60 tempered glass with Argon gas was specified. Crystal fabricated and provided installation accessories including window frame face flanges, stack mullions, and installation clips with snap trim. The Wetmore and The Petrone Buildings are owned by the Morristown Housing Authority, and the developer and new privatized property manager is Orbach Affordable Housing Solutions of Englewood Cliffs, NJ. The multi-year window replacement project involved the five 16-story multifamily buildings of Southern Towers Apartments located at 4901 Seminary Road in Alexandria, VA, southwest of the nation’s capital. Crystal is currently making deliveries to the last two remaining buildings in the complex. Spanning several years, the window replacement project was phased by building, with several window contractors handling each phase of work, but Crystal supplying the entire project. Crystal has supplied the five 16-story buildings with over 5,100 new energy-efficient windows and doors. “It is a testament to Crystal that the owners and managers of Southern Towers Apartments retained us as the window supplier for all five building phases,” said Steven Yu, Vice President of Sales and Marketing for Crystal. “Crystal’s quality products, great service, and reliability continue to be recognized and appreciated in markets across the country.” A variety of Crystal’s heavy-commercial aluminum windows and doors were used on the project. By far the most prevalent window used for the Southern Towers project was the Crystal Series 5600 aluminum sliding window. Fabricated in both 2-lite and 3-lite (with fixed center-lite) versions, the window has a 3-¼” deep frame and is rated AW-PG40 and AW-PG50, respectively. Crystal provided its popular Series 5100 fixed and Series 5600 sliding aluminum windows for expansive views in many openings. Other buildings used the Crystal Series 5100 aluminum fixed picture window flanked by Series 5600 sliders to span large openings. The Series 5100 is also a 3-¼” window with an outstanding AW-PG100 rating. A handful of Crystal’s popular aluminum Series 1450 swing terrace doors were specified for the two early phase buildings. To facilitate the replacement installation, all the Crystal windows were specified with face flange frames, and snap trim and clip accessories. The latest windows for the project’s final phase were finished in a durable AAMA 2604 custom “silver shadow” powder coat paint. Windows for earlier project phases used similar shades of light gray. The Southern Towers Apartments complex is currently owned and operated by the CIM Group based in Los Angeles. Since the window replacement work began in 2015, three fenestration contracting firms have been awarded various phases of the work: Advanced Window, Inc. (AWI) of Frederick, MD; Caffes-Steele of Beltsville, MD; and most recently Hi-Rise Windows of Bethesda, MD. The five large buildings of Southern Towers Apartments constructed in 1960 total nearly 2 million square feet with 2,346 residential units. The Series 2600 double-hung window features metal latch tilt-in top and bottom sashes. To ease operation, lower sashes incorporated Ultra-Lift balances. The Series 2600 also features an anti-drift head clip latch as well as a full width bottom sash clip latch lift rail. Both sash latches automatically secure the sashes in closed position for safety, security, and a weather-tight seal. All windows for 99 Fort Washington were glazed with ⅞” Argon-filled insulated glass units (IGUs) using either a Vitro SB-60 low-E Glass/clear glass combination or a Vitro SB-60/AGC Comfort Select CS73 combination. The AGC CS73 was used on facades requiring enhanced thermal performance. Where required in hallways, stairwells, and bathrooms, wire glass or obscured glass facilitated code compliance. The Series 2100 fixed windows were glazed with a ⅞” thick insulated A/C panel, which the general contractor used to accommodate window-mounted A/C units. Crystal provided accessories for the project including H-mullion systems and an extensive amount of 1” x 4” snap trim with 3” clips. The snap trim, clips, and face flange frames were key elements speeding the replacement of the original steel frame windows. The development team for this NYCHA PACT initiative includes Monadnock Construction of Brooklyn, NY, several local housing non-profit groups, and several NY housing financing agencies. Façade and interior renovation work at all properties in this project is being performed by ETC Companies of Ramsey, NJ, a longtime Crystal customer that partnered with Crystal for the replacement windows. The 99 Fort Washington Avenue apartment building features 226 completely renovated residential units and common areas, and it is convenient to public transportation and shopping.

Crystal Windows Expands Paint Finishing Production
Crystal Windows recently installed a new paint line at its Pennsylvania facility, expanding capacity and greatly reducing lead times. -New Equipment Provides Additional Capacity, Reduces Lead Times- QUEENS, NY, February 7, 2023 –To supplement its mainstay powder coat aluminum finish and extruded color vinyl, national manufacturer Crystal Window & Door Systems has expanded its in-house product finishing options with a new liquid paint line at its Pennsylvania factory. Both aluminum and vinyl window products can be accommodated by the new paint line, which uses specially formulated paint for each type of material. The fully-OSHA compliant paint booths, drying facilities, and associated spray equipment allows operators to paint profiles up to 18 feet long in one- or two-tone finish. Crystal predominately uses advanced powder coat paint finish in several dozen standard and stock colors for aluminum extrusions and extrudes vinyl profiles in either white or beige for its broad window and door product line. However, in some instances in-factory manual painting remains an important option for special window orders. The new Pennsylvania paint operation is part of the overall ongoing integration and optimization of Crystal’s production operations at the company’s New York and Pennsylvania facilities. “Liquid paint finish is a great alternative for vinyl windows requiring a non-extruded color and for smaller aluminum orders that don’t require premium powder coat finish or that need special color windows in an expedited time frame,” said Joseph Chang, Vice President of Production. “Our new paint equipment in Pennsylvania adds to our existing capabilities at our New York facility, greatly increasing capacity and reducing lead times for these orders.” The new Pennsylvania paint line more than doubles the combined capacity at the New York and Pennsylvania facilities. It also can accommodate longer profiles than the existing New York line. The new paint line allows greater production flexibility in terms of where products are completed and finished for shipment to customers and job sites throughout the nation. Crystal’s in-house painted aluminum and vinyl products are covered by factory warranties. “For those projects not able to utilize our powder coat aluminum extrusions or extruded color vinyl profiles, our customers will see many benefits with our in-house painted products. To accommodate most needs, we stock many colors and offer a wide array of custom colors through national suppliers,” said Chang. “This equipment gives us much greater capability to handle special jobs rapidly in the most efficient manner, assuring speedy delivery.”
